Plans have been submitted for a residential development of up to 325 homes in Royston.

The planning application, submitted to North Herts Council on behalf of Vistry North Home Counties, is for land surrounding Burloes Cottages in Newmarket Road.

Phase one would see 102 homes built along with associated infrastructure, including access from Newmarket Road, emergency and pedestrian/cycle access from Burloes Hall Drive, internal highways, public open space, landscaping and draining.

An outline planning application has been submitted for the second phase, which would see up to 223 homes built and associated infrastructure.

Outline planning permission was previously granted for up to 325 homes in 2020, and reserved matters approval given for 83 properties.

As reserved matters approval for the remainder of the site was not sought within three years of planning permission being granted, this has now lapsed and is included in the latest application.

The site is also allocated for residential development in North Herts Council's Local Plan.

Of the 102 homes in the first phase of the plan, four are bungalows, four are maisonettes, 33 semi-detached are properties and 61 are detached properties. Twenty-two per cent of the homes will be affordable housing.

The deadline to comment on the application is June 22.
